First pricing and launch incentives
When a project opens, our registrants receive the builder's price list and full incentive package the day it reaches us — with our honest read attached, so you're deciding with the newest information in the market.

Worksheet and deposit, ready on day one
Allocations go to prepared buyers. Before sales open we build your worksheet with you — lots and plans ranked, ID in hand, deposit plan mapped — so the moment the builder starts assigning homes, yours is already in.

Every update, the day we get it
Floor plans, pricing revisions, incentive changes — we forward builder material as it releases, with our honest read attached. By launch day you're not reacting. You're first in line, ready to move.
Worth knowing: new homes in Ontario carry Tarion’s new-home warranty, and deposits carry Tarion protection up to set caps. What’s covered — and what sits above the cap — is part of the math we walk through before your worksheet goes in.

Access gets you in the door. These are the things that protect you once you’re inside — included, not upsold.
A lawyer’s eyes on your agreement
On condos and parcel-of-tied-land (POTL) purchases, an independent legal review during the ten-day cooling period — while you can still walk away. On freehold homes there’s no cooling-off at all, so we put the lawyer’s review in front of you before you sign, not after. Our lawyer, our cost.
Financing mapped before you commit
Our mortgage broker partners plan your approval, deposit schedule and closing financing before the worksheet goes in — so the home you secure is one you’ll comfortably carry to closing and beyond.
A closing gift, matched to your home
Every completed purchase closes with a considered gift, scaled to the home you bought. A small thing next to the purchase itself — but you’ll know we didn’t disappear after the deal firmed up.
And who pays us?The builder — the co-operating commission is offered to whichever brokerage a buyer brings, so our guidance costs you nothing extra and the price of the home is the same either way. The projects we’ve said no to are how you know the advice stays straight.
